You Found the Buyer. We'll Help You Get to Closing.
Sonic Title provides title and closing coordination for Michigan homeowners selling without a real estate agent. Once a seller and buyer are ready to move forward, our licensed title agency can open the title order, review the public record, identify title requirements, coordinate the file, prepare for settlement, and facilitate closing after applicable requirements are satisfied.
Michigan FSBO Title and Closing Support
Finding a buyer is the first step. A for-sale-by-owner transaction may still involve a title search, recorded title requirements, earnest-money escrow, lender coordination, mortgage payoff information, property-tax and water-bill information, settlement preparation, signing, recording, and disbursement.
A Clear Path From Accepted Offer to Closing
- Tell us about the sale. Share the property, buyer, financing, and transaction information already available.
- Open the title order. Sonic Title begins the title search and identifies information needed for the title and closing process.
- Coordinate the file. The team communicates with the appropriate buyer, seller, lender, and transaction professionals.
- Prepare for closing. Applicable payoff, settlement, document, signing, and funding requirements are organized.
- Close and disburse. Signing, recording, and disbursement follow after applicable title, lender, funding, and closing requirements are satisfied.
Estimated Seller Net Sheet
Sonic Title offers an estimated seller net sheet to help homeowners understand how items such as mortgage payoffs, property taxes, transfer taxes, title charges, and other expected closing expenses may affect estimated proceeds. Final figures depend on the transaction and final settlement information.
Common FSBO Questions
What does a title company do in a FSBO sale?
Sonic Title researches the property’s title, identifies title requirements, coordinates applicable escrow and settlement functions, works with the parties and lender as applicable, and facilitates closing, recording, and disbursement after applicable requirements are satisfied.
Do I need a real estate agent to sell my home?
A homeowner may choose to sell without a real estate agent. However, a title company does not replace the legal advice of an attorney or the representation and brokerage services of a licensed real estate professional.
Can Sonic Title write or approve my purchase agreement?
Sonic Title does not provide legal representation or legal advice and does not negotiate or approve contractual terms for either party. We can explain what information is needed to open the title order, review submitted documents for title and closing information, and connect you with an appropriate licensed professional if legal or real estate assistance is needed.
Can you tell me what I will receive at closing?
Sonic Title can prepare an estimated seller net sheet. The final amount may change based on mortgage payoffs, taxes, agreed-upon charges, title requirements, and final settlement figures.
What if the buyer needs a mortgage?
Sonic Title can work with the buyer’s chosen lender. If the buyer does not have a lender, an optional introduction to Sonic Loans is available. The buyer is never required to use Sonic Loans.
What if I decide I need a real estate agent?
Sonic Realty can explain its available real estate services. Using Sonic Realty is optional and is not required to close with Sonic Title.
When should I contact Sonic Title?
Ideally, contact Sonic Title as soon as you and the buyer are seriously discussing terms or immediately after an agreement is signed. Starting early provides more time to identify title and closing requirements.
